Quick answer

A pole barn barndominium slab in Port Orange starts with one question. Is your lot inside city limits, or out in Spruce Creek Fly-In or Samsula, where Volusia County does the permitting? Port Orange Concrete Co pours barn floors and barndominium slabs on both sides of that line. You get a free written estimate after we walk the site.

Spruce Creek Fly-In, Samsula or city limits: who permits your barn slab

The building desk only covers parcels inside the city. Spruce Creek Fly-In sits just past the boundary, and county records code its parcels as unincorporated. A barn or hangar-side shop floor there goes to Volusia County. So does Samsula. Before anyone draws a plan, ask the city Building Division which side of the line your parcel is on.

Inside the city, applications run through the SmartGov portal, and the city's flyer lists "accessory building (shed, carport, barn)" as permit work. Outside it, a true farm barn plays by different rules. F.S. 604.50 frees a nonresidential farm building on bona fide agricultural land from the Florida Building Code and any county or municipal code or fee. Floodplain rules still apply. A dwelling never qualifies, so a barndominium can't use it. Our pole barn slab page covers the whole job, and the concrete contractors page lists the rest of what we pour in the city.

Where a pole barn barndominium slab in Port Orange can sit on your lot

The median single-family lot in the city is about 0.2 acre. Just 767 of its 20,133 single-family parcels run an acre or more. Spruce Creek Estates averages about 1.1 acres, and the Halifax Riverview neighborhood about 0.52 acre. How big a barn you can pour comes down to lot size.

Setbacks in the city's Land Development Code grow with the building. A storage building up to 120 sq ft sits 5 ft from the property line. From 121 to 250 sq ft, it moves to 10 ft from the rear and side lines, or the house's side setback if that's smaller. At 251 sq ft and up, and smaller than the house's floor area, it takes the same setbacks as the house. You'll find the table in LDC Chapter 16, Section 5.

A 24 by 30 barn is 720 sq ft, so it lands in that last bracket. Mark the pad edge and the post lines on your survey before you order a kit. On a 0.2 acre lot, the setback line eats your footprint fast. Finding out on paper that a barn won't fit costs a lot less than finding out after the pour.

Here are our Volusia County ranges for a pole barn barndominium slab in Port Orange. The footprint sets your total.

Concrete pole barn slab with post anchor brackets on a cleared sandy site, pole barn slab work in Port Orange, FL

Smyrna, Myakka and Paola: what sits under a barn pad

The city's soil mapping shows two different kinds of yard. Smyrna fine sand, Myakka fine sand and Immokalee sand make up the flatwoods group. They drain poorly and rate "very limited" for dwellings at 59.3% of mapped sample points. Paola fine sand and Astatula fine sand sit on the ridges. They drain excessively and rate "not limited" at 25.2%.

Flatwoods ground holds a seasonal high water table, so we build the pad up with clean sand. It gets compacted in lifts, and we shape the edges to shed water. Under the Florida Building Code, fill beneath a slab can't carry vegetation or foreign material, and it has to be compacted so the slab sits evenly. Clean sand fill is capped at 24 inches unless the building official approves more. The 4 inch base course isn't required where the slab sits on well-drained Group I soils, and that call belongs to the building official.

Survey, site plan and sealed drawings: the city paper trail

A residential permit that changes exterior dimensions needs a certified survey and a site development plan at 1 inch to 20 feet for lots up to an acre. The plan shows every existing and proposed driveway, sidewalk and patio with material, size and distance to the lot lines. It also needs a grading plan with finish elevations. On a shed of 120 sq ft or more, the city's permit guidelines ask for a survey, sealed drawings and anchor details. A barn should expect that stack at least.

Skip the under-$7,500 shortcut. The city's HB 803 page treats accessory structures as structural work, and the exemption is void on any lot partly in a special flood hazard area. The city's own flyer says it doubles the application fee if you start before the permit issues. And if you pick a private provider for plan review, every inspection has to go private too.

Get us your survey and kit drawings, and we'll mark the gaps before you file. The Volusia County concrete permit guide has the countywide rules.

Zone AE, live oaks and the truck route: site checks before the pour

Sampling of FEMA's flood layer puts 27.9% of the city's points in Zone AE and 1.6% in Zone A. That's about 29.5% inside a special flood hazard area. Look up your parcel on the FEMA flood map viewer. In a flood zone, the city wants an Elevation Certificate with the permit application. Under the Florida Building Code, a barndominium's lowest floor has to clear base flood elevation plus 1 foot. Our flood zone and salt air guide shows how that changes the pour.

Oaks are the other gate. Live oak and bald cypress trees 36 inches across or bigger count as historic trees, and only the City Council can approve taking one down. On construction sites, protective barricades 3 to 4 ft high go at the dripline, with no fill or materials inside. A barn pad needs fill, and more than 6 inches of it inside a dripline calls for a tree well. Work out the truck route around the dripline before pour day. Don't do it on pour day.

A barndominium floor versus a barn floor: what changes in the pour

Both a barn floor and a living floor start at the code's 3 1/2 inch minimum slab. On a barndominium, the sealed plans set the steel and the thickened edges, and the plumbing rough-in goes in ahead of the pour. A 6-mil vapor retarder goes under floor slabs. The code waives it for unheated accessory structures, which covers a plain barn, but not for a floor you'll heat. Might you finish the barn into a shop or apartment later? Ask for the retarder now.

New construction needs termite protection, with a Certificate of Compliance sent to the building department. If soil treatment is the method, exterior concrete within 1 foot of the walls gets treated too. Exterior footings sit at least 12 inches below finished grade. If you only need the slab side of a build, see our concrete slab contractors. For a house-style footing, try the foundation page. Every pole barn barndominium slab in Port Orange gets that same termite and footing check.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

Do I need two permits for a pole barn barndominium slab in Port Orange?
One building permit covers the slab itself. Cut a new curb opening or tear up the sidewalk for a barn driveway, though, and the city also wants a right-of-way construction permit with a $25 fee. The exception is a driveway that goes in under the building permit. Engineering also wants 48 hours' notice before excavation, and it inspects curb cuts and sidewalk replacement. Ask the Building Division which applies to your plan.
Does a shop or barn slab need sealed drawings?
The city's permit guidelines list a survey, sealed drawings and anchor details for a shed of 120 sq ft or more. A barn is well past that size. Plan on a sealed set from your kit supplier or designer with the anchor details shown, plus a certified survey. The Building Division makes the final call on what your barn needs.
Who permits a barn slab in Spruce Creek Fly-In?
Volusia County. County records code Fly-In parcels as unincorporated, so the city's Building Division doesn't issue those permits. County zoning and the flood rules apply. A true farm building on agricultural land may fall under F.S. 604.50, but a barndominium never does. Confirm your parcel's status with the county before you file, and send us the parcel number so we can quote it.
Will a barn slab change my stormwater bill?
That's a question for the city's stormwater utility. Its code lists patio and concrete slab among impervious surfaces, and every developed parcel is billed at least one equivalent unit. Our estimate gives you the square footage, so you can ask the right question before the pour instead of after the first bill.
Can the under-$7,500 exemption skip the permit on a small barn slab?
Check before you count on it. HB 803 does not cover structural work, and the city counts accessory structures as structural. The exemption is also void on any lot partly in a flood hazard area, and about 3 in 10 sampled points in the city sit in one. Ask the Building Division first, and bring the contract.
How close can a live oak be to my barn pad?
Barricades go at the dripline, and fill inside it is limited. More than 6 inches of fill there calls for a tree well. Live oaks 36 inches across are historic trees, and only the City Council can approve removing one. Plan the pad edge outside the dripline, and tell us where the oak stands so we can route the concrete truck around it.
