Quick answer

Deltona's code spells out the driveway itself. You get 24 feet wide at most, 6 inches of plain concrete, a 2,500 psi apron and a 15 inch pipe where a swale won't match. Concrete contractors in Deltona build from that list. Port Orange Concrete Co pours to it and pulls the permit when the job needs one. You get a free written estimate before anything starts.

Deltona at a glance

Deltona is almost one subdivision. About 91 percent of its single-family parcels are in the numbered Deltona Lakes units, and City Hall is on Providence Boulevard.

Excessively drained sand covers 54.2 percent of sampled points, mostly Paola and Astatula. About 40 lakes sit in or touch the city, and about 27 percent of sampled points fall in a flood hazard area.

Permit office: City of Deltona Building Services Division Β· official site You apply for, track and pay for permits online. Inspections are scheduled through the city's automated line.

Concrete contractors in Deltona start with Sec. 110-810 and Sec. 96-100

Two sections of the city code govern a driveway here. Sec. 96-100 sets the construction standards for concrete: width, pipe, thickness. Sec. 110-810 deals with widening a driveway or adding a second one. It says you need a building permit any time impervious material or a designated parking area goes onto a residential lot. An expansion also needs an application that Planning and Development Services reviews, showing the materials and where the concrete right-of-way apron sits.

You apply, track and pay for the concrete permit in the online portal on the Building Services Division page. Inspections on these jobs get booked through the city's automated line. The 2026 master fee schedule puts a $50 right-of-way utilization fee on a single-family driveway. As concrete contractors in Deltona, we file all of it when the job needs a permit. Rules that apply across the county are in our Volusia County concrete permit guide.

Ten to 24 feet, two extra spaces and the 40 percent front-yard cap

Sec. 96-100 sets a residential driveway at 10 feet minimum and 24 feet maximum, measured at the street right-of-way line. A curb opening can't run more than 5 feet past the driveway width on each side. Sec. 110-810 piles on more limits. Parking is capped at the driveway plus room for two more spaces, 380 sq ft or 40 percent of the front yard, whichever is less. A driveway covering more than 40 percent of the front yard is prohibited. Nothing, permitted expansions included, may top 24 feet wide or reach into the side yard setback.

So a wider Deltona concrete driveway starts with a tape measure in the front yard, and concrete contractors in Deltona who skip that step are guessing. Send us the yard's width and depth and where the house sits. We run the 40 percent math before you pay for a drawing. A 20 by 24 foot concrete driveway is 480 sq ft, and at our $7 to $12 per sq ft that's $3,360 to $5,760. Tear-out of an old slab adds $1.50 to $3 per sq ft. The free written estimate follows our visit.

Swales, pipe and the apron at the street edge

A Deltona concrete driveway has to follow a mild roadside swale and keep positive drainage. When you can't match the swale or ditch, Sec. 96-100 calls for a pipe under the driveway. It must be at least 15 inches in diameter, with FDOT mitered end sections in city rights-of-way. Concrete residential driveways run at least 6 inches thick, unreinforced. The right-of-way approach is 2,500 psi concrete (or 1 inch of Type S-1 asphalt), also at least 6 inches thick, and driveways along existing paved roads have to be paved within the right-of-way.

Whoever holds the permit answers for any damage to the edge of pavement, turf, sidewalks, meter boxes and mailboxes. Nothing goes inside a recorded drainage or utility easement. So the apron, the pipe and the street edge land on your permit, and on the concrete contractors in Deltona who build them. Sunshine 811 gets its two full business days before any cutting, and the permit guide has the locate rules.

Fresh concrete has to sit and cure. We schedule the apron pour around how you use the driveway and tell you when it can take weight.

Deltona Lakes: one subdivision, 35,669 single-family parcels

Volusia parcel data counts 35,669 single-family parcels in Deltona. Of those, 32,357 (about 91 percent) sit in the numbered Deltona Lakes units. The biggest, Unit 32, has 2,281 single-family parcels. In the largest units a parcel runs roughly 0.23 to 0.30 acre. That means a small lot, a small front yard and a 40 percent cap that bites far sooner than it would on an acre.

Census numbers fill in the rest. Median year built: 1988. Units from the 1980s make up 35.2 percent, and only 6 percent date from 2010 or later. Of 35,240 housing units, 93.9 percent are single-unit detached, and 80.2 percent of occupied units are owner-occupied. The median owner-occupied value is $285,400.

On a lot this size, concrete contractors in Deltona have to squeeze a patio or slab in around the house, the driveway and the setbacks. The sizes we pour are on our Deltona patio page and slab page.

Paola and Astatula sand, 40 lakes and the flood-zone share

FDEP's soil layer, sampled at 120 points inside the city line, shows Paola fine sand on 34.2 percent and Astatula fine sand on 13.3 percent. Both are excessively drained. Across Deltona, 54.2 percent of points are excessively drained and 72.5 percent rate "Not limited" for dwellings without basements. Another 15.8 percent rate "Very limited," and the wet spots on the map include Immokalee sand and depressional Myakka and Basinger pockets. Excessively drained sand gives rain somewhere to go, which helps. But loose sand has to be compacted before it carries a concrete slab.

Run the same 120 points through FEMA's flood layer and you get 73.3 percent Zone X, 15.8 percent Zone AE and 10.8 percent Zone A. About 27 percent sit in a Special Flood Hazard Area. Seventeen of the 19 AE points carry a base flood elevation of 27 feet. Remember those are shares of sample points, not acreage. Census mapping names about 40 lakes in or touching Deltona, among them Lake Monroe, Lake Butler, Lake Gleason, Lake Theresa and Lake Shelby. Deltona is inland, and no Coastal Construction Control Line falls inside or near the city.

If a Deltona lot touches a flood hazard area, the under-$7,500 permit exemption in HB 803 is off the table. Pull up the map for your parcel first. The permit guide covers concrete jobs in flood zones, and as concrete contractors in Deltona we can read the map with you.

Oaks, drip lines and the half-the-area rule

Sec. 98-32 lets a driveway or parking area run under a tree's branches only when impervious surface covers no more than 50 percent of the area under the drip line. It also stays at least 6 feet from the trunk. The Deltona rule is measured, so we measure before any concrete is placed. We go from trunk to nearest form, then the drip line, then the pavement. UF/IFAS notes that live oaks planted too close to curbs, sidewalks or driveways grow roots that lift and crack the surface.

On a Deltona Lakes lot that's a hard design limit. A parcel of 0.23 to 0.30 acre leaves little room to shift the concrete around a tree. A curve, a narrower neck or a landing pad can solve it. As concrete contractors in Deltona, we'd rather sketch that at the estimate than find out once the forms are set.

House pads are on the Deltona foundation page. Upgrading a front walk or patio? The stamped concrete page covers finishes.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Deltona Concrete Questions

Do concrete contractors in Deltona have to put a pipe under the driveway?
Only where the roadside swale or ditch can't be matched. In that case Sec. 96-100 requires a pipe under the driveway, at least 15 inches in diameter, with FDOT mitered end sections in city rights-of-way. A driveway that can follow a mild swale and keep positive drainage needs no pipe. We check the swale at the estimate visit and put the pipe, or the lack of one, in writing.
Can I widen my driveway or add a second one in Deltona?
Yes, with a permit. Deltona's Sec. 110-810 wants an application that Planning and Development Services reviews, plus a building permit for the added impervious area. The total can't exceed 24 feet wide, can't reach into the side yard setback and can't cover more than 40 percent of the front yard. We pull that permit and show you the plan before you sign.
Can I add a parking pad beside my driveway in Deltona?
The code allows the concrete driveway plus room for two more spaces, capped at 380 sq ft or 40 percent of the front yard, whichever is less. The pad can't reach into the side setback, and the permit applies. Send your front-yard measurements and where the house sits. We'll check the numbers before you commit to a layout.
What does the right-of-way fee cost in Deltona?
The city's 2026 master fee schedule lists $50 for a single-family residential driveway right-of-way utilization and $150 for other right-of-way activities. Building permit fees are separate. We list both so you can check them against the city's schedule. Your free written estimate names every fee we expect on your concrete job, so the portal holds no surprises.
How close to an oak can I pour in Deltona?
Under Sec. 98-32, a driveway or parking area under the branches is allowed only if impervious surface covers 50 percent or less of the area under the drip line. It also can't sit within 6 feet of the trunk. We measure trunk to form and drip line to pavement before we set forms, so the concrete layout holds up at inspection.
How do I know whether my Deltona lot is in a flood zone?
Look up your Deltona parcel on FEMA's flood map. Across 120 sample points in the city, about 27 percent fell in a Special Flood Hazard Area. If yours does, state law's under-$7,500 permit exemption doesn't cover your property. Send your address with the request and we'll check the zone before we quote.
How big are the lots in Deltona Lakes?
In the largest numbered units, a parcel runs roughly 0.23 to 0.30 acre. Unit 32 alone has 2,281 single-family parcels. On a lot that size, Deltona's 40 percent front-yard cap and the 5 foot curb-opening rule decide how wide a concrete driveway can get. We run both numbers at the estimate.
