Quick answer

A concrete slab contractor in Deltona has to think about water before anything else. Added paving on any residential lot needs a city building permit, and the city wants driveways to follow the roadside swale. Port Orange Concrete Co pours shed slabs, garage slabs, parking pads and shop floors. We give you a free written estimate after a site visit.

Concrete slab contractors in Deltona and the permit for every added square foot

Deltona's driveway expansion code, Sec. 110-810, requires a building permit when impervious materials or designated parking area additions go onto any residential lot. A second driveway, or an expansion of the first, takes an application reviewed by Planning and Development Services. It has to show the materials and where the concrete apron sits in the right-of-way.

The limits are spelled out. Parking stops at the driveway plus room for two more spaces, 380 sq ft or 40 percent of the front yard, whichever is less. No driveway may cover more than 40 percent of the front yard or pass 24 feet wide, and none may reach into the side yard setback. The single-family right-of-way utilization fee in the city's 2026 fee schedule is $50.

Whoever holds the permit answers for any damage to the edge of pavement, turf, sidewalks, meter boxes and mailboxes. Applications go through the Building Services Division online portal. When your job needs a permit, we pull it, and we plan the truck's path around all of those.

High moisture in a concrete slab in Deltona: how vapor gets in

Concrete is porous. Vapor rises from the soil and moves through any slab that has nothing underneath to stop it. You see it as a damp floor, a musty smell, peeling coatings or flooring that won't stay down. Humid air can also condense on a cool slab and look like a leak.

The Florida Residential Code handles the first problem with a 6-mil vapor retarder under floor slabs. Garages, unheated accessory structures and carports are exempt, and so are driveways, walks and patios that are unlikely to be enclosed and heated later. A shed with a bare concrete floor can skip it. A workshop you'll finish with flooring, a garage you may convert, or a slab under an enclosure shouldn't.

So at the walk-through we ask, as a concrete slab contractor in Deltona should: what will sit on this floor in ten years? If the answer is flooring, an air handler or anything you'd hate to see damp, the retarder goes under the slab and into the written estimate. Garage slabs also have to slope toward the main door or a drain. The base and steel that go with it are explained on our slab service page.

We price slabs at $7 to $12 per sq ft on 4 inches, reinforced. On these Deltona sizes you can see how the parking limits and the vapor retarder move the total.

PadPer sq ftProject totalWhat changes the price
Shed slab, 10 x 16 (160 sq ft)$7 to $12Job minimum, so the low end of $1,500 to $6,900Tree drip lines; the small-job minimum
Added parking pad, 380 sq ft$7 to $12$2,660 to $4,560Building permit; the 40 percent front-yard cap
Single garage slab, 14 x 24 (336 sq ft)$7 to $12$2,352 to $4,032Slope toward the door; the vapor retarder choice
RV pad, 12 x 38 (456 sq ft)$7 to $12$3,192 to $5,472Right-of-way fee, side setback, swale clearance
Two-car garage slab, 24 x 24 (576 sq ft)$7 to $12$4,032 to $6,912Flooring plans; drainage off the pad

Every number stays a range until we see the lot. A detailed written estimate, free, comes before any work begins.

Water coming through a concrete slab in Deltona: swales, pipes and edges

Vapor isn't the only way a slab gets wet. Surface water can run onto the edge of a pad, stand beside it after a heavy rain, or work its way under a slab that sits lower than the yard. If you tell us water is coming through a slab, the grade around it gets checked first, then the downspouts, then the sprinkler heads.

In Deltona's code, drainage is part of the pour. Sec. 96-100 says driveways must follow mild roadside swales and keep positive drainage. If a swale or ditch can't be matched, a pipe of at least 15 inches in diameter goes under the driveway, with FDOT mitered end sections in city right-of-way. The city also bars any improvement inside a recorded drainage or utility easement. So a pad can't sit on a drainage easement from your plat.

As a concrete slab contractor in Deltona, we set the pitch on a new slab before we set the steel and keep the finished surface above the surrounding grade, so water leaves instead of arriving. If the wet slab is one you already own, we'll look at the grade with you and tell you straight whether the fix is a regrade or a new pour.

Deltona Lakes units, small lots and the 50 percent drip line

Think of Deltona as one big subdivision. Of its 35,669 single-family parcels, 32,357 (about 91 percent) sit in numbered Deltona Lakes units. The largest, Unit 32, holds 2,281 of them. The big units run roughly 0.23 to 0.30 acre per parcel, and 94 percent of the city's housing units are single-family detached homes. Take 0.23 acre, about 10,000 sq ft. There, setbacks, swales and easements decide where a pad fits more than its size does.

The median year built is 1988, with 35 percent of units dating to the 1980s. Trees come into it too. Sec. 98-32 lets a driveway or parking area go under a tree's branches only when impervious surface covers no more than 50 percent of the area under the drip line, and never within 6 feet of the trunk.

Before we place the forms, we mark the drip lines, the easements and the setbacks on your survey. After that we confirm the finished pad leaves the swale clear. For the rest of what we pour in the Deltona Lakes area, see our Deltona page.

Paola and Astatula sand, forty lakes and a flood map that reaches inland

The ground works in your favor. At 120 sample points, state soil mapping lists Paola fine sand at 34 percent and Astatula fine sand at 13 percent, both excessively drained. Orsino, Immokalee, Daytona and Tavares sands come next, with water at 7.5 percent of the sample. About 54 percent of points are excessively drained, and 73 percent rate "not limited" for dwellings, against 16 percent "very limited." Fast-draining sand takes water down. It still needs compaction to carry a slab evenly.

The water is real, though. About 40 lakes sit in or touch the city, according to Census maps, including Lake Monroe, Lake Butler, Lake Gleason, Lake Theresa, Lake Shelby, Lake Lapanocia, Three Island Lakes, Trout Lake and Tivoli Lake. About 27 percent of the 120 FEMA sample points land in a special flood hazard area, 16 percent in Zone AE and 11 percent in Zone A. Seventeen of the 19 AE points show a base flood elevation of 27 feet.

Being inland doesn't make you exempt. The state's under $7,500 permit exemption is void on a lot touching a flood hazard area. Look up your parcel on the FEMA flood hazard layer, then read our county permit guide. A concrete slab contractor in Deltona should check that map before quoting you, and we do.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

What does a concrete slab contractor in Deltona do to prevent moisture problems?
Start with what will sit on the floor. The vapor retarder, base compaction and pitch follow from that. The finished surface stays above the surrounding grade, and the slope points at the door or a drain. Every one of those choices goes in your detailed written estimate before any work begins.
What causes high moisture in a concrete slab in Deltona?
It comes down to three things: vapor rising from the soil, surface water reaching the edge, and humid air condensing on a cool floor. Floor slabs need a 6-mil vapor retarder under the residential code, though garages, carports, unheated accessory structures and flatwork that won't be enclosed and heated are exempt. A slab that skipped one and later got flooring can be the cause.
Why is water coming through my concrete slab in Deltona?
Start by finding where the water comes from. A slab lower than the yard, a downspout dumping beside it, sprinklers wetting the edge or no vapor retarder can each do it. Over fast-draining sand, check grade and roof water first. We walk the grade with you before we recommend anything.
Does Deltona require a permit to add a parking pad or second driveway?
Yes. Code Sec. 110-810 calls for a building permit whenever impervious materials or designated parking additions go onto a residential lot, and a second or expanded driveway takes an application as well. Parking tops out at the driveway plus two spaces of 380 sq ft or 40 percent of the front yard, whichever is less.
Can I pour a slab over a drainage easement in a Deltona Lakes unit?
No. Improvements inside recorded drainage and utility easements are barred, and the permit application must show the right-of-way apron. Your plat or survey shows where the easements run. Send us the survey and we'll mark them on the pad layout before any forms go in, so the plan stays clear.
How close to a tree can a Deltona slab go?
Under the city's tree protection code, driveways and parking can go under a tree's branches only if impervious surface covers no more than 50 percent of the area under the drip line, and never within 6 feet of the trunk. We measure both at the walk-through and set the pad outside them.
