Quick answer

About 91 percent of Deltona's single-family parcels sit in Deltona Lakes units of roughly a quarter acre. A concrete foundation contractor in Deltona ends up working close to easements, swales and neighbors. Port Orange Concrete Co pours monolithic and stem wall foundations for additions, garages and new homes, and the written estimate is free.

Quarter-acre Deltona Lakes lots and the easement rule

Deltona counts 35,669 single-family parcels, and 32,357 of them sit in the numbered Deltona Lakes units. The biggest, Unit 32, holds 2,281 on its own. In the largest units lots average roughly 0.23 to 0.30 acre. Put a new footing on a lot that size and you're working near the side lines, the swale and any recorded easement.

Under Deltona's driveway code, no improvement may go in a recorded drainage or utility easement, and the permittee is responsible for any damage to the right-of-way, including the edge of pavement, turf, sidewalks, meter boxes and mailboxes. We lay out footings the same way, clear of every recorded easement. Read your plat and survey for easements before the footing is drawn. Then send both to us. The Building Services Division takes permits through the city's online self-service portal. Countywide rules are in our Volusia County permit guide.

Concrete foundation contractor in Deltona: Paola and Astatula sand, plus about 40 lakes

The state's soil sample for Deltona is mostly sand, and it drains fast. Paola fine sand on 0 to 8 percent slopes covers 34.2 percent of points and Astatula fine sand 13.3 percent, both excessively drained. Then Orsino fine sand at 6.7 percent, Immokalee sand at 5.0 percent, and Daytona sand and Tavares fine sand at 4.2 percent each. Depressional Myakka and Basinger sands show up at 3.3 and 2.5 percent. In all, 54.2 percent of points are excessively drained. 72.5 percent rate "not limited" for dwellings without basements, against 15.8 percent "very limited."

Water covers 7.5 percent of the sampled points. About 40 lakes sit in or touch the city, among them Lake Monroe, Lake Butler, Lake Gleason, Lake Theresa, Lake Shelby and Lake Lapanocia. Sand needs compaction more than it needs pumps. Fill under a slab must be free of vegetation and compacted for uniform support. The code calls for a 4-inch base course under slabs below grade, but not where the slab sits on well-drained Group I soils, and the building official decides which soils qualify. Footings go at least 12 inches below finished grade.

Here are our Volusia County ranges for a concrete foundation contractor in Deltona. The footprint sets the total. Your free written estimate follows a look at the lot and plans.

Lake lots and a 27 foot flood elevation

About 26.7 percent of the points FEMA's map data sampled inside Deltona fall in a Special Flood Hazard Area: 15.8 percent in Zone AE and 10.8 percent in Zone A. Seventeen of the 19 AE points carry a base flood elevation of 27 feet. It's a pattern in the sample. Your own parcel's number is what counts. Pull it up on FEMA's flood map page before you pick a floor height.

In an AE zone the building code sets the lowest floor at base flood elevation plus 1 foot or the design flood elevation, whichever is higher. That can turn a plain monolithic slab into a stem wall with fill, which changes the price. The HB 803 under-$7,500 permit exemption never covers structural work, and it's void on any property partly or entirely in a flood hazard area. Our foundation contractor page compares the two foundation types.

A garage addition and the driveway rules that come with it

Does your addition add a bay? Then the driveway rules in Sec. 110-810 and Sec. 96-100 apply too. Adding impervious material or a parking area to a residential lot takes a building permit. A driveway can't exceed 24 feet wide, expansions included, and can't extend into the side yard setback. Driveways covering more than 40 percent of the front yard are prohibited. Parking is limited to the driveway plus room for two more spaces of 380 square feet or 40 percent of the front yard, whichever is less. The application has to show the materials and where the concrete right-of-way apron goes.

Where it meets the street, a residential driveway is 10 to 24 feet wide at the right-of-way line. Driveways follow mild swales. If a swale can't be matched, a pipe at least 15 inches in diameter goes under the driveway. Concrete driveways are at least 6 inches thick without reinforcement. Deltona's 2026 fee schedule sets a $50 right-of-way utilization fee for a single-family driveway. The apron is covered in full on our Deltona driveway page.

Adding to a 1988 house: what the housing numbers say

Deltona's median home is a 1988 build, and 35.2 percent of housing units date from the 1980s. Only 6.0 percent went up in 2010 or later. Single-unit detached homes are 93.9 percent of the housing stock. 80.2 percent of occupied homes are owner-occupied, at a median value of $285,400. That makes the job your house, on your lot, with a new footing meeting an older slab.

Match the new floor to the old one on your survey, and tell us if the old slab sits lower than the street crown. If your job needs a permit, we pull it. Inspections are booked through the city's automated scheduling line, and we call in the footing inspection ahead of the pour. Record the Notice of Commencement before the first inspection. The rest of our work in town is on the Deltona concrete contractors page, and a slab with no footing is on the Deltona slab page. What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

  • One panel on the sidewalk had cracked through and was starting to tip. They cut it back to the joints on both sides and poured fresh. The seam is barely there. Quick too, same morning

Frequently Asked Questions

Can I put a foundation over a drainage or utility easement in Deltona?
Plan on no. Deltona's driveway code says no improvement may go in a recorded drainage or utility easement, and your plat and survey show where those run. If an easement crosses the spot you want, the footing moves or the plan changes, and the Building Services Division has the final word. We read the survey before we price anything, and we'll say so at the walk-through if a line looks tight.
What does a Deltona building permit trigger when I add concrete to my lot?
Whenever you add impervious material or a designated parking area to a residential lot, the code requires a building permit. A foundation addition counts. So does widening the driveway to go with it. Your application must show the materials and where the right-of-way apron sits.
What flood elevation should I plan for on a Deltona lake lot?
Plan from your own parcel's number, not the city average. Seventeen of the 19 AE points carry a base flood elevation of 27 feet. The code puts the lowest floor at that elevation plus 1 foot, or the design flood elevation if that's higher. Check your address on FEMA's flood map page.
How can a concrete foundation contractor in Deltona check my plat before pouring?
We read the plat and survey for easements, setbacks, the street edge and the swale, then walk the lot against them. If the survey is missing a line, the Building Services Division can tell you what it needs. No forms go up until the footing line is clear of every recorded easement, and we mark it on the ground where you can see it.
Do Deltona's sandy soils mean I can skip the base course under a slab?
Maybe. The building code asks for a 4-inch base course under slabs below grade, except on well-drained or sand-gravel Group I soils, and the building official decides which soils qualify. Fill still has to be free of vegetation and compacted for uniform support. Deltona's sand gets no pass on that.
What should I have ready for a Deltona foundation estimate?
Gather your survey with easements marked, the plat if you've got it, your engineer's foundation sheet, and your flood zone from FEMA's map. A photo of where the old slab meets the new footprint helps. We price from those, check them against the lot on the walk-through, and then write up your free estimate.
Can a small Deltona foundation skip the permit under HB 803?
No. The state law leaves out structural work and any property partly or entirely in a flood hazard area, and a foundation is structural. Ask the Building Services Division how the city handles exemption requests for smaller flatwork jobs. Keep every permit document in one folder so the inspector finds what the checklist asks for.
