Quick answer

Pole barn barndominium slabs in DeLand get filed against the city's own Slab Foundation checklist. It opens with a written description of the slab and a dimensioned site plan with setbacks. Port Orange Concrete Co pours barn floors and barndominium floors on DeLand's sandy ridge ground, and you get a free written estimate after we see the pad.

What the city checklist asks of pole barn barndominium slabs in DeLand

The City of DeLand Building Division files patios, driveways, sheds, detached garages and carports under one "Accessory Building or Structure" permit type, then adds a separate Slab Foundation checklist. Residential slabs on ground have to meet FBC-Residential Section R506.1. A slab-only permit calls for a written description of the pour. A thickened-edge structural slab, the style of a barndominium monolithic pour, needs signed and sealed plans. Every file wants a dimensioned site plan with setbacks too. On new construction, the city values the job by the ICC valuation table or the actual value, whichever is greater.

The residential application fee is $100 and non-refundable. The city charges it at submittal. Filing and scheduling happen on the Accela Citizen Portal. Send us your kit drawings and survey, and we'll mark up the description before you file. Our Volusia County concrete permit guide holds the countywide rules.

Spot elevations, termite proof and the Notice of Commencement

DeLand's grading rules ask for as-built surveys showing at least 3 extra spot elevations along each side lot line. Reviewers use them to spot humps and dips that would block stormwater. That counts when your pole barn barndominium slab in DeLand sits on raised fill. Ask your surveyor for those shots now, well before the pour.

The checklist also covers termites. Any pour that disturbs soil within a foot of an existing slab needs verification of termite treatment. New construction has its own termite rule under the Florida Building Code, with a Certificate of Compliance sent to the building department. Pouring an apron against an existing garage slab raises both questions. DeLand's checklists also require a recorded Notice of Commencement before the first inspection. Get it recorded ahead of the inspector's visit.

Astatula and Tavares sand: a ridge pad that drains and compacts differently

The city is the sandy ridge town of our service area. Soil maps from sampling show Astatula fine sand at 28.5% of points and Tavares fine sand at 16.3%. Astatula-Urban land complex adds another 16.3%. About 47.2% of points are excessively drained and 22.0% moderately well drained, and 74.0% rate "not limited" for dwellings without basements. Expect a much different pad than the muck and flatwoods on the coast.

Compaction is where ridge sand bites back. It's dry and won't hold together by itself, so we wet it, roll it in lifts and test density. On well-drained Group I soils, the Florida Building Code doesn't require a 4 inch base course, and the building official makes that call. The Florida Geological Survey's database also lists 12 subsidence reports in DeLand, more than any other Volusia city that names a location. FGS says most reports aren't field-checked, so it isn't a sinkhole map. That's no reason to skip compaction, though, and we don't.

Historic oaks, the 50 percent rule and where the pad can go

DeLand's tree code gets blunt. Inside a historic tree's protection zone, paving is prohibited. Any other protected tree can lose up to 50 percent of its zone to paving, but not more than that unless the city approves a root protection system. For historic trees, no construction may occur within 1.5 times the drip line area unless the city accepts a root protection method. Taking one down takes a city forester recommendation, the tree advisory committee and a City Commission finding, and replacements must equal 100 percent of the removed tree's diameter.

The fees look small next to that. A residential lot application is $0, and the review fee is $100 for five trees or fewer. The city is in its 38th year as a Tree City USA and maintains more than 7,000 right-of-way trees. Walk your lot with a tape before you stake the pad, and keep the truck route out of the root zone too. If that can't be done, you'll hear it from us before the estimate, not on pour day.

A new accessory building in Downtown, Stetson and Northwest DeLand

In designated historic districts and on designated properties, a Certificate of Appropriateness is needed for material exterior changes and for "any new construction of principal or accessory buildings or structures." The certificate has to come before any other permit. A permit issued without it is invalid. Three National Register districts are on the city's list: the Downtown DeLand Historic District (1987), the Stetson University Historic District (1991) and the Northwest Historic District (1992).

A barn, garage or workshop is an accessory structure. On a designated parcel, that certificate comes before the building desk. Does flat paving alone need a certificate? The city's page doesn't say. Ask the city about the slab and the apron before you assume. Also weighing decorative surfaces near a historic home? Our stamped concrete and pavers guide compares them.

Victoria Park to Lakewood Park: how your lot decides the build

Of DeLand's 13,154 single-family parcels, about 2,393 sit in Victoria Park, the largest planned community. And Lakewood Park, Saddlebrook, Bent Oaks and Stetson Home Estates each run in the hundreds. The median home here dates to 1996. Only 28.4% of units went up in 2010 or later. Your subdivision may have a homeowners' association, and Florida law lets it review an improvement only to the extent its declaration says so. It also bars the HOA from making you get a government permit first.

The district tables cap impervious surface by zoning, from 30 to 75 percent. A single-family driveway runs 12 to 20 ft wide and 1 ft off the line, in concrete, asphalt or approved porous paving. Just 6.5% of sampled points fall in a flood hazard area, so HB 803's flood carve-out bites less here than on the coast. If your address is in unincorporated Volusia, you permit with the county, not the city. See the rest of our work on the city concrete contractors page, and the build overview covers sequence and specs for pole barn barndominium slabs in DeLand.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

What does DeLand's slab foundation checklist ask for on a barn pour?
It starts with FBC-Residential R506.1, which residential slabs must meet. Then comes a written description of the pour for a slab-only permit, and signed and sealed plans if the pad has thickened edges. Every file also needs a dimensioned site plan with setbacks, and the residential application fee is $100. We check your drawings against that list before you file and flag anything the reviewer will bounce.
Does a pole barn in a historic district need a Certificate of Appropriateness?
If your parcel sits in a designated historic district or is individually designated, yes. A new accessory building needs one before any other permit, and a permit issued without it is invalid. The city doesn't say whether flat paving alone triggers it, so ask the city about the pad and apron before you file.
Can a barn pad sit near a historic tree?
Not inside a historic tree's protection zone, where the city prohibits paving. For other protected trees, paving is limited to 50 percent of the protection zone unless the city approves a root protection system. Construction within 1.5 times the drip line of a historic tree needs a method the city accepts. We lay out the pad around the roots.
Does a pole barn barndominium slab in DeLand need termite treatment proof?
When soil within a foot of an existing slab is disturbed, DeLand's checklist requires verification of termite treatment. New construction also needs termite protection under the Florida Building Code, with a Certificate of Compliance from the pest control company sent to the building department. Schedule the treatment around the pour so rain doesn't undo it. Your pest control company can supply the paperwork the city wants.
Is my DeLand-area address permitted by the city or Volusia County?
Projects in unincorporated Volusia County get permits from the county, not the city. The city points owners to the Property Appraiser site to see which side of the line a parcel is on. Check before you file, because the county's zoning, flood and farm-building rules differ from the city's. Hand us the parcel and we'll quote the right permit path.
Can my HOA block a barn slab even if the city permits it?
An HOA can review an improvement only to the extent its declaration or published guidelines give it that authority, and Florida law bars it from requiring a government permit first. If it denies your request, it must cite the specific rule in writing. Get the HOA approval and the city permit lined up before pour day. The concrete truck shouldn't sit waiting on paper.
