Quick answer

In Port Orange the sidewalk around your lot is your job and your bill. City code makes the owner build and maintain it, and after 30 days' written notice the city can fix it and lien the property. Port Orange Concrete Co is the concrete sidewalk contractor in Port Orange that pulls the permit, pours the walk and gives you the price in writing first.

Concrete sidewalk contractor in Port Orange: who pays for the walk

Port Orange puts this on you, plainly. Sec. 58-3 makes the owner build the sidewalks around the lot and keep them in good repair, at the owner's expense and at the width the city prescribes. Ignore a written notice for 30 days and the city may do the work itself. The cost lands on the lot as a lien.

That lifted panel by your mailbox only stays the city's concern until it becomes your bill, with interest. Call a concrete sidewalk contractor early and you choose the week, the finish and the price. Been typing sidewalk repair near me over a lifted or cracked panel? Here the fix is tear-out and replacement of the bad section, priced on its own line.

Your lot carries two walks. The public sidewalk along the street sits in the right-of-way and answers to the city. The front walk from the driveway to the porch is yours alone. We pour both. On your sidewalk estimate each one gets its own line, so you can see the cost of each.

The $25 right-of-way permit and a seven-day clock

Work on the city strip starts with paperwork. Code Sec. 58-31 says nobody breaks, cuts or excavates a street, sidewalk or other improvement in a public right-of-way without a right-of-way construction permit. Under Sec. 58-34 that permit costs $25, nonrefundable, and any other permit fee is extra.

The city's Excavation / Right of Way Permit form lays out the timing. Engineering wants 48 hours' notice before you dig. It inspects the curb cut and the sidewalk removal and replacement, and it wants restoration done within seven calendar days. We schedule the saw cut, the base and the pour back to back, so the strip never sits open through a wet week. On building-permit work, Port Orange charges double the application fee if work begins before the permit is issued. We file first.

One catch. Sec. 58-32(5) exempts "installation of driveways pursuant to a building permit" from the right-of-way permit. Driveways are named. The sidewalk next to the apron isn't, so it gets its own permit from us. Dig-safe rules apply as well, and the county permit guide covers the Sunshine 811 call.

Looking for residential sidewalk contractors near me? These are our Volusia County ranges for a concrete sidewalk contractor in Port Orange. A short run hits a job minimum. Every number below comes with a free written estimate after we see the site.

JobRateExample totalWhat moves the price
Front walk, 4 ft x 40 ft (160 sq ft)$8 to $13 per sq ft$1,280 to $2,080Oak roots, curves, distance to the street
City sidewalk strip, 4 ft wide, 50 ft of frontage$32 to $52 per linear foot$1,600 to $2,600$25 right-of-way permit, 48-hour notice, 7-day restoration
Side-yard path, 3 ft x 60 ft (180 sq ft)$8 to $13 per sq ft$1,440 to $2,340Gate widths, narrow access, grade
Typical residential walk, 150 to 200 sq ft$8 to $13 per sq ft$1,200 to $2,600Tear-out of old sections, flatwoods base prep

We figure 4 inches thick and 3 to 4 feet wide. In your free written estimate, tear-out, base, concrete and the permit fee each get a separate line.

Live oaks, bald cypress and the walk that wants to heave

A hump in your walk next to a big oak? The roots did it. UF/IFAS says live oaks planted too close to curbs, sidewalks or driveways can grow roots that lift and crack the surface. Pour flat concrete over the same hump and the roots just get a fresh slab to lift.

The tree has protection too. Port Orange treats any live oak or bald cypress 36 inches across or larger as a historic tree, and only the city council can approve removing one. On a job site, the tree rules in LDC Ch. 9 call for barricades 3 to 4 feet high at the dripline, with no fill or materials inside. Tree wells are required where more than 6 inches of fill goes in. Cut a non-historic tree 6 inches or larger without a permit and you pay double the permit fee.

On a lot like that we bend the walk around the trunk and park our trucks and pallets outside the dripline. The detour goes into the price. Your free estimate shows what the bend costs against a straight run, so you can weigh the tree against the straight line with real numbers.

Flatwoods sand, ridge sand and the Zone AE lots

Port Orange sits on two kinds of ground, and a walk acts differently on each. FDEP soil mapping at sample points inside the city puts 42.3 percent on poorly drained soils and 17.1 percent on very poorly drained ones: Smyrna, Myakka and Immokalee fine sands, the flatwoods group. Another 16.3 percent is excessively drained ridge sand such as Paola and Astatula. Named water in the city includes the Halifax River, Spruce Creek, Crooks Creek and Sweetwater Creek, so check the map if you're near one. A walk across wet flatwoods ground needs a base graded so water has somewhere to go. On ridge sand we compact the base until it stops moving under a boot.

Flood zones count on paper too. About 27.9 percent of FEMA sample points inside the city fall in Zone AE, and the FEMA flood map shows your own lot. The state's under-$7,500 permit exemption doesn't apply to any property partly or entirely in a flood hazard area. A walk on an AE lot goes through the Building Division at any price. The permit guide explains how that exemption works. If your lot sits outside the flood zones, the Building Division decides whether a walk qualifies, and we'll put the question to them with you.

The residential code doesn't call for a 6-mil vapor retarder under walks and other flatwork not likely to be enclosed later. The work goes into the base and the grade instead.

Spruce Creek Fly-In sits outside the city line, and Riverview lots run long

Some Port Orange addresses aren't in Port Orange. County parcel data codes the Spruce Creek Fly-In neighborhoods as unincorporated, roughly 707 single-family parcels, so those lots permit with the county, not the city. Before you pull anything, check the Property Appraiser to see which side of the line you're on. In the city, the median single-family lot with a recorded size is about 0.2 acre. Halifax Riverview lots average about half an acre, so there's space for a longer curving walk to a side gate or the river side of the house.

The county reads differently. A county right-of-way needs a Use Permit from Development Engineering, and the county's use permit page sets new sidewalks at 1.5 percent cross slope, 2 percent maximum. Right-of-way work is limited to 7 a.m. to 7 p.m. Monday through Friday. Disturbed ground must be re-sodded, and seed and mulch don't count.

The Sanctuary on Spruce Creek and Spruce Creek Estates are inside the city, so the Port Orange rules above cover them.

City or county, your walk still has to meet the driveway. City drives run 10 to 24 feet wide and front-yard paving is capped at 40 percent, as our Port Orange driveway page explains. Each city site plan for an exterior permit has to show walks, patios and driveways with material, dimensions and distances to the lot lines. We draw it for you. An incomplete application won't be processed, the city says. For the wider picture, see our concrete contractors in Port Orange page. The driveway cost guide covers the apron side.

Ask any concrete sidewalk contractor in Port Orange for the site plan sketch before you sign. We hand yours over with the estimate.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

What happens if Port Orange sends me a notice about my cracked sidewalk?
The owner is responsible under Sec. 58-3, and 30 days after written notice the city may do the work and lien the lot. Don't wait for day 29. Call when the letter arrives. We measure, price the replacement and pull the right-of-way permit, then finish and get the work inspected before the clock runs out. Engineering's seven-day restoration deadline is built into our schedule.
Does replacing a slab in the city strip need a Port Orange permit?
Yes. Breaking or cutting a sidewalk in the public right-of-way takes a right-of-way construction permit, and the city's flyer lists concrete walkway work as permit work. The fee is $25, and Engineering inspects both the removal and the new pour. We file the application, give Engineering its 48-hour notice and call for the inspections. That's paperwork you don't have to chase.
What should I ask a concrete sidewalk contractor in Port Orange before I sign?
Ask who pulls the permit and what the written estimate lists. Ask whether the contractor is on the county's competency-card database. Volusia County says a business tax receipt is not a license. Ask for the right-of-way restoration date as well. Our estimate is detailed, in writing before work starts, and the permit is its own line item.
Can a live oak stay if its roots keep lifting my walk?
The tree can stay and the walk moves. A live oak or bald cypress 36 inches across counts as a historic tree here, and only the city council can approve taking it out. We reroute the walk around the trunk, keep equipment outside the dripline and price the detour on the estimate. The tree and the walk both survive.
Can you match the look of my existing Port Orange sidewalk?
We match the width already on your block, since Sec. 58-3 has the city set sidewalk width, plus the thickness and broom finish, and we line the joints up with the old panels. Day one, the color won't match, because new concrete starts lighter than weathered concrete. We mark where the new section starts and stops before we pour, so you can see the seam.
Is a Spruce Creek Fly-In walk permitted by the city or the county?
The Fly-In neighborhoods are unincorporated, so the county handles permits, and a walk in a county right-of-way needs a Use Permit from Development Engineering. The Sanctuary on Spruce Creek and Spruce Creek Estates are inside the city. Send us your address and we'll confirm the right office before we write the estimate. The permit then lands on the right desk.
