Quick answer

A stamped concrete contractor in South Daytona works in a city where 62.5 percent of homes predate 1980. That means the first line on your estimate may be a tear-out. Stamped work runs $12 to $20 per square foot, or $3,600 to $10,000 for about 300 to 500 square feet. We write the price down, free, once we've seen the site.

Stamped concrete contractors in South Daytona and the slab that came with the house

Old houses are the story here. The Census five-year survey puts the median build year at 1976. Of all homes, 62.5 percent went up before 1980, and the 1970s alone account for 35.1 percent, or 2,622 homes. Does your patio, walk or driveway date from the original build? A stamped replacement can give you the look of stone or brick in one pour.

So the job starts with a tear-out. Pulling out the old slab adds $1.50 to $3 per square foot, so a 280 square foot patio adds $420 to $840 before any new concrete goes in. The tear-out gets its own line on our estimate, so you can see what removal costs apart from the stamped work. Our service page for stamped work covers pattern and color choices. The rest of this page covers what the city adds.

Closer than five feet: when South Daytona lets a pad hug the lot line

Open structures here sit 5 feet off the side or rear lot line. The land development code makes an exception in Section 5.6. Driveways, concrete pads and sidewalks may sit closer than 5 feet "if the chief building official determines that proper drainage can be maintained." Patios that reach into side or rear yards keep a minimum of 5 feet from the lot lines.

Put a stamped pad against a side fence and you won't get a flat yes or a flat no. The answer depends on where the water goes. Bring your survey and a photo of the low spot. Before we pour, we'll show the official where the runoff leaves the lot. Building cover is capped at 40 percent in the R-1A, R-1B, R-1C and R-2 districts, with R-1A lots at 10,000 square feet and R-1C lots at 7,500 with 7.5 foot side setbacks. Check a patio next to the house against your lot size.

One building permit covers the right-of-way, until you don't have one

A stamped driveway or walk puts you at the street, and the city has its own rule for that. Code Section 14.71(a) says a project that already holds a city building permit doesn't need a separate right-of-way use permit, because the building permit review checks the right-of-way requirements. With no building permit, the use permit goes to the Public Works Director at the Public Works office.

LDC Section 7.5 holds the street-side numbers. No driveway opening can exceed 24 feet. One access up to 35 feet can replace two openings, and openings stay at least 12 feet apart. On a local street, a residential driveway sits at least 25 feet from the intersecting right-of-way line. On a collector it's 35 feet. Driving over a sidewalk or curb anywhere other than an existing driveway takes a permit, with a $50 application fee and a $200 sidewalk deposit. If our trucks have to cross a curb where no driveway exists yet, that step applies, so we build it into the schedule.

Halifax River lots, AE elevations of 6 and 7 feet, and the $7,500 line

A lot of the city's paperwork turns on flood zones. Water touches the city boundary along the Halifax River, Reed Canal, Halifax Canal, Stevens Canal, Bellwood Waterway and Reef Waterway. Riverfront properties also carry a 50 foot setback from the bulkhead line to the principal building. FEMA's flood hazard layer, sampled at 43 land points inside the city (river water left out), returned 39.5 percent Zone X (0.2 percent annual chance), 37.2 percent Zone X, 14.0 percent Zone AE and 9.3 percent Zone A. The AE points showed base flood elevations of 6 and 7 feet. On new or addition projects in a special flood hazard area, the city's Building page asks for two signed and sealed elevation certificates.

Small stamped jobs bring up the $7,500 question. A 14 by 20 foot patio is 280 square feet, which at $12 to $20 per square foot comes to $3,360 to $5,600. South Daytona's Permit Exemption Policy, in force since July 1, 2026, lets an owner request an exemption in writing with the contract. It does not cover property "partially or entirely located within a flood hazard area." With nearly a quarter of the city's land in Zone AE or A, look up your parcel on the FEMA map before you plan on skipping the permit. The permits guide has the county-wide version.

Tuscawilla soils, permit fees and the stormwater projects on your street

Look at the ground under a stamped slab. NRCS soil data at the city's land points shows Tuscawilla-Urban land complex at 39.5 percent, poorly drained, and 62.8 percent of land points rate "very limited" for dwellings without basements. Daytona-Urban land complex, at 14.0 percent, drains better. On poorly drained ground, a stamped concrete contractor in South Daytona puts the weight on base prep and the slope of the pad.

On fees, the Code Section 21-12 schedule set in October 2025 starts at $55.20 for valuations up to $3,000 and adds $8.66 for each added $1,000 up to $15,000, and work between $5,001 and $10,000 also carries a document review fee of $66.24. Fees rise 2 percent every October 1, so this year's numbers run a little higher. The city is also working on its stormwater system, with projects in residential neighborhoods. Check the stormwater update page for your street before we schedule a pour near the curb.

Pattern, color and trees on an older South Daytona lot

Pick the pattern last and start with the lot. South Daytona requires a permit to remove any tree 6 inches DBH or larger, protects mangroves of any size under Volusia County standards, and says designated specimen and historic trees must be kept alive. Roots matter to a slab, too. UF/IFAS notes that live oaks planted close to a sidewalk or driveway can grow roots that lift and crack the surface, so we look at the oaks before we lay out joints.

We bring samples to the estimate and you choose the pattern and color. Sealer goes on once the slab has cured. Weighing pavers instead? The stamped concrete versus pavers guide covers both. What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

Can a stamped patio sit closer than 5 feet to my South Daytona lot line?
Sometimes. South Daytona's land development code lets driveways, concrete pads and sidewalks sit closer than 5 feet if the chief building official finds proper drainage can be maintained. Patios in side or rear yards keep 5 feet. Bring your survey to the estimate. We'll show the official where the water goes.
Do I need a separate right-of-way permit for a stamped driveway in South Daytona?
Not if the job already has a city building permit, because that review checks the right-of-way requirements. With no building permit, the right-of-way use permit is filed with the Public Works Director. We pull the permit when your job needs one and tell you which path yours takes.
What should a stamped concrete contractor in South Daytona know about a Halifax River lot?
Check the flood zone first. FEMA points inside the city returned Zone AE with base flood elevations of 6 and 7 feet, and the city asks for elevation certificates on new or addition projects in a special flood hazard area. The under $7,500 exemption doesn't apply to any property in a flood hazard area.
How wide can a stamped driveway be in South Daytona?
A driveway opening onto a public road can't exceed 24 feet, though one access up to 35 feet may replace two openings. Openings need at least 12 feet between them. A residential driveway sits at least 25 feet from the intersecting right-of-way line on a local street, and 35 feet on a collector.
Can I park on a wider stamped pad in my front yard?
The code allows no off-street parking in the front yards of residential districts except as it normally exists in driveways. Ask Community Development about a wider pad beside the driveway before we pour. A pad that's part of the driveway follows the opening-width rules instead.
Does driving across the curb to a new stamped driveway cost extra in the city?
It can. Driving over a sidewalk or curb anywhere other than an existing driveway needs a permit, with a $50 application fee and a $200 sidewalk deposit. Plan for that step if your stamped driveway moves or widens the opening. City fees get their own line on the written estimate.
