Quick answer

Hiring a concrete driveway contractor in Edgewater means working around two city stops before the truck ever rolls. The Stormwater Department sets elevation grade stakes before grading, and the city inspects before the pour. Port Orange Concrete Co files the paperwork, books both stops, and hands you a free written estimate up front.

Concrete driveway contractors in Edgewater: grade stakes first, pour second

Edgewater puts a gate between you and the truck. The city's Right of Way/Stormwater/Fill Application covers any driveway that touches the right-of-way. It says plainly that an inspection is required prior to the pour, and that the Stormwater Department sets elevation grade stakes before anyone grades.

So the job runs in a set order. We file the application, get the stakes set, grade to them, call the inspection, and only then book the pour. The right-of-way use permit is $75 on the city fee schedule and a repeat inspection is $50, so a missed stop costs real money. On an unpaved road the driveway runs about 15 feet past the property line. On a paved road it has to meet the street.

Dig out your survey before the estimate visit. It saves us a trip and shows whether a new driveway fits under the 60 percent cap. Any concrete driveway contractor in Edgewater should ask you for it up front. Our driveway service page covers thickness, reinforcement and finish choices.

Wide new concrete driveway beside a lawn at a single-story stucco home, driveway work in Edgewater, FL

Nine feet wide, five feet off the line, and a 40-foot corner

The Land Development Code gives driveways hard numbers. Grab a tape and check them yourself before we build a form:

  • Single-family and duplex lots: city-approved paving material, concrete apron included, at least 9 feet wide.
  • Keep it 5 feet off every lot line.
  • Leave 10 feet between two driveways, edge to edge.
  • Corner lot on a local street: stay 40 feet back from the intersecting right-of-way lines. Other classified streets make it 100 feet.
  • In the city right-of-way, standard detail R-27 allows 9 feet to 24 feet wide.

Lot size decides how far you pave. Under an acre, you pave from the access point to the garage or carport. An acre or more? Pave to the front setback line. Where the driveway crosses a drainage ditch, the city code calls for a culvert pipe at least 12 inches across. Pavers, gravel or millings in the right-of-way need the Technical Review Committee's consent and a hold harmless agreement. Concrete is the default here. Leaning toward pavers? Our stamped concrete vs pavers guide lays the two side by side.

Our Volusia ranges for a residential driveway, run against the city's rules.

These are ranges only. The free written estimate you get after we see your site is the price you pay. The city sets permit and inspection fees separately.

Retention swales, the 60 percent cap and Florida Shores grading

Edgewater wants rain to stay on your lot. Its right-of-way application keeps the first 1/2 inch of runoff on lots under 10,890 square feet, and the first inch on bigger ones. Retention areas get sod and go no deeper than 6 inches, and your driveway and sidewalks have to slope toward them. The city's own example: a 10,000 square foot lot needs 415 cubic feet of retention.

Florida Shores adds one more rule. Lots there must grade toward the city right-of-way where possible. Your driveway slope, your swale and the lot next door all feed that rule, so we draw the fall on paper before we set forms.

Single-family lots in zones R-1 to R-4 top out at 60 percent impervious coverage, and the code counts asphalt, brick and wood surfaces. Widening the driveway now and planning a patio later? Add the two up first. Fill has its own rule too. Anything placed below base flood elevation in a flood zone needs matching "cup for cup" storage, and the city says any floodplain development takes a permit. Our flood zone guide shows you how to read your map.

Poorly drained Myakka sand under an Edgewater concrete slab

Down at the street, the standard details do the talking. Detail M-4 puts the driveway apron at 3,000 psi at 28 days, on a base compacted to 98 percent with a minimum LBR of 40, plus a lengthwise control joint on any driveway 14 feet wide or more. Detail R-27 allows 4 inch concrete with reinforcement on residential property in the right-of-way. Sidewalks that vehicles cross go to 6 inches. We price the apron as its own line, so you see what the spec adds.

The soil is why that compaction number is so high. NRCS soil data at 61 points inside the city shows Myakka fine sand at 18 percent, with Smyrna and Immokalee sands behind it, and all three drain poorly. Muck soils (Tequesta, Samsula and Gator) show up at about 10 percent of points, and 75.4 percent of points rate "very limited" for dwellings without basements. Daytona sand, at 11.5 percent, drains better. A flat spot that holds water after a July storm will soften a thin base under the slab, so we look at what's under your driveway before we quote the stone. On flood status, 27.9 percent of points sit in Zone A and 1.6 percent in AE. Edgewater warns that land along the Indian River Lagoon floods more easily from heavy rain, high tide and tropical storms.

Driveways from the 1980s, planned preserves and the 6-inch tree rule

The median home went up in 1988, and 29.7 percent of the city's homes (3,557) date to the 1980s. That leaves a lot of original driveways close to 40 years old. Replacing one begins with the tear-out, which adds $1.50 to $3 per square foot. On a 400 square foot driveway that's $600 to $1,200 before the new pour. While the old slab is out, take a look at the sidewalk and apron too. Our Edgewater sidewalk page covers that.

Trees can decide your layout. Edgewater requires a removal permit for trees 6 inches DBH or larger anywhere in the city, and historic trees of 36 inches need City Council approval. UF/IFAS notes that live oaks planted too close to a driveway can grow roots that lift and crack the surface. That oak by your curb may end up moving the driveway, not the other way around.

Edgewater Preserve, Oak Leaf Preserve and Riverfront Estates are planned developments with their own coverage worksheets, and Indian River Boulevard and Ridgewood Avenue carry corridor design regulations. Live in one? Send us your worksheet and we'll pour to it. The Edgewater concrete page lists the other jobs we pour here.

What Our Clients Say

  • I called four companies about tearing out our cracked patio and putting in a bigger one. Two never came out, one came out and never sent a number, and one texted a price with nothing else. These guys came out the next morning, measured, and the owner sat at our kitchen table and went through what he would do and why, including why he wanted it a little thicker where the grill sits. The quote matched the bill to the dollar. What stuck with me was the crew. We have a newborn at home and they kept the radio off and the noise down without us asking. They carried every bag through the side gate instead of across the lawn too. Patio came out flat and drains away from the house like it should. Real people doing honest work.

Frequently Asked Questions

What does 'inspection required prior to pour' mean when you hire a concrete driveway contractor in Edgewater?
An inspector looks at the grade, forms and reinforcement before the pour, on any driveway in the city right-of-way. The Stormwater Department's grade stakes come first. Miss the inspection or need a repeat, and there's a $50 re-inspection fee. We line the stops up in order so the truck only comes once.
Do I need a culvert where my Edgewater driveway crosses a ditch?
Yes, the city code calls for a culvert pipe at least 12 inches in diameter where a driveway crosses a drainage ditch. The building official issues the use permit, with public works sign-off. Tell us where the ditch runs along your frontage and we'll write the crossing, pipe and cover into your estimate.
How wide can a new concrete driveway be in Edgewater?
Inside the city right-of-way, standard detail R-27 runs from 9 feet minimum to 24 feet maximum. On your own lot the code minimum is 9 feet. Wider paving works fine for parking, but it counts toward your 60 percent impervious cap, so we measure the whole lot before we price a wide pad.
How close to a corner or my neighbor can the driveway sit?
On a local street, a corner-lot driveway stays at least 40 feet from the intersecting right-of-way lines. It sits no closer than 5 feet to any lot line, and 10 feet from the next driveway, edge to edge. Bring your survey to the estimate visit and we'll mark the layout on the ground against those numbers before you decide.
Can I use the under $7,500 rule to skip the Edgewater permit desk?
Not if your lot touches a flood hazard area. The state exemption in F.S. 553.79 is void for property partly or entirely in a flood hazard area, and Edgewater lists its right-of-way use permit and stormwater permit as separate items with their own fees. Ask the Building Division, and read our Volusia permit guide.
Can I put pavers on the Edgewater driveway apron?
Pavers, gravel or millings in the city right-of-way need Technical Review Committee consent and a recorded hold harmless agreement. A paver apron goes on the same right-of-way application too. The city detail is written for concrete, so a concrete apron skips the extra step and the extra paperwork.
Which way does my driveway have to slope on a Florida Shores lot?
Toward the city right-of-way where possible, according to the city's application. Elsewhere in the city the form says driveways and sidewalks must slope to a retention area on your lot. We set the fall in the plan before forming, so the water ends up where the city wants it and not in your neighbor's yard.
